Where We Work
Our office is in Sutter Creek, and we help sellers and buyers throughout the area. That includes Jackson, Ione, Pine Grove, Rancho Murieta, Buckhorn and San Andreas. Each of these towns has its own mix of older in-town houses and rural parcels with wells and septic systems, and we price and prepare each one on its own terms.

How We Can Help
Most of our work is home selling: pricing, preparing and marketing a house so it sells on terms you understand. We also handle inherited and probate houses, where the court and the heirs set part of the pace, and divorce home sales, where both parties need the same facts at the same time. When you are on the other side of the table, our home buying help covers the offer, the inspections and what the house will ask of you in the years after you move in.

Home Selling
We help you sell a well-maintained property by gathering its upkeep history, weighing pre-sale repairs honestly and putting the house in front of serious buyers.

Inherited & Probate Houses
Steady care for an inherited house through probate or a trust, then a well-prepared sale coordinated with the estate's attorney.

Divorce Home Sales
An even-handed sale for separating owners, with the same updates for both of you and a sensible plan for the house as it stands.

Home Buying Help
Guidance for buyers who want to understand what a house will need over the years, from the roof and septic to insurance, before they make an offer.

About Our Practice
We are a small real estate practice based in Sutter Creek, working with sellers and buyers across Amador County and the neighboring foothill towns. Our approach is quiet and thorough. We would rather spend an extra hour on the disclosure packet than rush a house to market and fix problems later.
Many of the houses we sell have decades of history, and the people selling them often have a lot going on: an estate to settle, a marriage ending, a new chapter to plan. We keep the process orderly, explain each document before you sign it, and meet at our office or by phone and video, whichever suits you.

What Shapes Your Price and Your Costs
Two numbers matter in any sale: what a buyer pays and what you keep. Both move with a handful of factors we look at with you early. None of them is a mystery once it is written down.
After we review the property and recent sales nearby, we prepare a written estimate of your sale price range and your net proceeds, item by item. It is an estimate, and we update it as the facts change.
- Condition and maintenance history
- A house with steady upkeep and the paperwork to prove it usually draws stronger offers and fewer repair requests. Deferred items like an aging roof or an unserviced well tend to come back as credits during escrow.
- Timing and season
- Spring and early summer usually bring more buyers to the foothills, while winter can be quieter. We look at current activity before recommending when to go to market.
- Disclosures and inspections
- California sellers complete detailed disclosure forms, and many foothill properties sit in mapped fire hazard zones that must be disclosed. Getting reports done early lets you decide on repairs before a buyer's inspector raises them.
- Closing and county charges
- Nearly every sale carries a fee for the neutral company holding the funds, a policy protecting the buyer's ownership, and a documentary tax the county collects when the deed is recorded. We put a figure beside each one before you sign, so the final settlement statement holds no surprises.
- Agent compensation
- Our commission is set out in writing before you sign anything, along with what it covers. We walk you through it in plain terms.
- Court or legal steps
- Probate and divorce sales can involve court approval or attorney review. Those steps affect timing more than price, and we plan around them from the start.
How a Sale Runs With Us
Every sale follows the same steady order. You always know which step you are on and what comes next.
- 1
A first conversation by phone
Tell us about the house, your timeline and anything complicating the picture, such as an estate, a divorce or a tenant. We explain your options and the order things usually happen in.
- 2
Review the property and its records
We look at the house, in person or over video, and gather the maintenance records you have. This is where we sort useful repairs from ones you can skip.
- 3
Price and net sheet in writing
You get a pricing recommendation based on recent comparable sales, along with a line-by-line estimate of what you keep. Nothing moves forward until you are comfortable with both.
- 4
Prepare and market the house
We coordinate photography, disclosures and any inspections you choose to do up front. Then we bring the house to market and keep you posted on buyer interest.
- 5
Offers, escrow and closing
We review each offer with you, negotiate terms, and track inspections, appraisal and paperwork through escrow until the keys change hands.
Questions We Hear Often
Something not covered here? (209) 250-8778
Can I cancel our agreement if things change?
Yes. You can end your agreement with us at any point before the house goes under contract, with an easy exit. Life shifts, and we would rather you feel free to step back than feel locked in.
Do I need to fix everything before selling?
No. We look at the house with you and point out the few repairs likely to pay for themselves, such as small safety items a lender may flag. Many sellers choose to sell as-is and price accordingly, and that is a perfectly reasonable choice.
How does selling an inherited or probate house work?
It depends on whether the estate is in probate and on how the will or trust is set up. We work alongside the estate's attorney or the executor, handle the property side, and plan the timeline around any court approval. Our Inherited & Probate Houses page covers this in more detail.
We are divorcing. Can you work with both of us?
Yes. We share the same information with both parties at the same time and keep communication even-handed. We coordinate with each side's attorney where needed, so decisions follow any agreement or court order already in place.
How long does a typical sale take?
Preparing a house usually takes a few weeks, depending on repairs and reports. Time on the market varies with price and season, and escrow commonly runs about a month once an offer is accepted. Probate and divorce sales can add steps, which we map out for you early.
Do I have to come to your office?
Not at all. Many clients meet with us entirely by phone and video, including family members selling an inherited house from out of state. Documents can be signed electronically for most of the process.
Can you help me buy a house too?
Yes. Our home buying help covers searching, writing the offer, and reading the inspection report so you understand what upkeep the house will need over the coming years. We can also coordinate a purchase with the sale of your current place.
Why Sellers and Buyers Work With Us
A house carries its history with it. We pay attention to how it has been cared for, because that record shapes the price, the inspection and the next owner's confidence.
Years of watching markets
We have worked as a real estate agent since 2015. That span covers fast markets and slow ones, so our pricing advice comes from watching how houses actually sold, not from a single good year.
Broker-level responsibility
We are a licensed real estate broker since 2021. You work directly with the person responsible for your file, from the first conversation through closing.
We read the upkeep record
Roof age, the last septic pumping, furnace service dates, a recent repaint. We gather what you have and present it clearly, because a well-documented house tends to inspect calmly and hold its value through negotiation.
Honest advice on what to fix
Some repairs earn back their cost and many do not. We tell you which is which, and if selling as-is makes more sense, we say so and price accordingly.
Numbers on paper, not in passing
Before you decide anything, we write out your estimated net proceeds line by line. You see the costs of the sale before you agree to them.

Start With a Clear Plan
A short phone conversation is enough to understand your options and the order to take them in. We will tell you plainly what we would do in your position.
